The Crommelins at 3983 Fernway Court have reported a car break in after midnight last night. Two cars were parked in the driveway and had windows smashed to enter them. Please be careful.

You do not have to wait until February 19 to vote. Thirty one members have already voted and that’s a good start, but we want every member to vote. Next weekend, we will send out another reminder email and also a list the addresses of the members who have voted so that you can check to see if your vote was counted. (We will not be listing what your vote was).

RSVPs Needed for Feb. 25 Progressive Dinner

It is now only 3 weeks until the annual Byrnwyck Progressive Dinner on Saturday, February 25 from 6:30 PM-9:30 PM.

Please RSVP asap via the Byrnwyck.org calendar if you plan to attend. We need at least 30 people to attend to make the event worthwhile.

Three Byrnwyck families have graciously agreed to open their homes to us. The appetizer will be hosted by the Jatar family, the entrée will be hosted by the Kramer family and the dessert will be hosted by the Kingery family. Specific instructions on what item to bring will be emailed out by February 18.

Water shut off 2/2/12

Dear neighbors,

Yes, the water is turned off for a lot if not all of Byrnwyck. The county respose is that work is being done on Preston Court and therefore, the cross streets of Byrnwyck Road and Place will have water turned off. The county water rep stated it will be for at least a couple of hours. Hopefully, we'll have it back on soon.

Renovation Update from Meeting

We held our renovation Town Hall meeting at Merrill Gardens this past Sunday night. The turnout was very good with 30-35 members present. Members were able meet the contractor as well as ask lots of questions. The atmosphere was very positive and there was a tremendous amount of support for the project. At the end of the meeting, members started making comments in support of the project like:

I was not in favor of the original design but this is the biggest no-brainer. Can I submit my “Yes” vote now?

You had me with just the saline pool conversion. I would have paid $1,685 just for that.

It’s hard to imagine that we can do so much for so little. I’m turning in my “Yes” vote tonight.

I'm an empty nester and was concerned about the financials but after thinking about it, this is such a marvelous improvement to our community that you have my vote. I am voting “Yes”.

My spouse says we are voting “Yes” and that there is no need to go to the meeting. I’m here because I wanted to hear what questions other Members had and what your answers were. I’m turning in our “Yes” vote tonight too.

We would really like to get at least 100 member votes. You may turn in your proxy vote at any time before February 19 to Lisa Alexander, Board Secretary. Prior to the final meeting, we are answering questions sent into Nanette. If you have a question, please do not hesitate to ask!

BCA Town Hall Meeting Sun. Merrill Gardens

An informational town hall meeting about the proposed renovation to the swim and tennis area will be held this Sunday, January 29th at 7pm at our neighbor, Merrill Gardens. The renovation plans will be reviewed in detail. Bring any questions you have. Enter the assisted living facility by the front door and let them know you are there for the Byrnwyck meeting. We will be meeting in the back lobby area. (Merrill Gardens is located on Johnson Ferry Road and can be accessed from the round-about as well.)

Attached is a Q&A of questions that many of you have already asked. Remember, another meeting will be held Sunday, February 19th at the same location for the final vote. You can also turn in your proxy vote at any time. Hope to see you there.

January 22-25: We plan to post additional information on our website with a link distributed via email to members

January 29: A town hall informational meeting will be held to answer any questions and garner additional input. We have asked the contractor to be present with us to field questions. The special meeting notice will contain the time and place for the town hall informational meeting. The time and location will be announced as soon as details are finalized.

February 19: The special meeting will be held to further answer questions prior to a member vote at the end of the meeting. We have asked the contractor to be present with us to field questions. Again, the time and location will be announced as soon as details are finalized.

Byrnwyck Renovation

The BCA Board has done a lot of work this fall to update the renovation project scope, obtain new drawings and firm up costs estimates. The revised project scope for improving the pool and tennis campus area builds on the excellent work done by the renovation committee while incorporating member input from previous Annual Meetings as well as other member suggestions. In November, the Board voted unanimously to recommend that we move forward with the revised scope and schedule a member vote. During the past month, the Board has worked with the contractor and architect to finalize the scope and cost estimates in order to get ready for a vote.

We recognize that there has not been much communication about the renovation plans since the last Annual Meeting and that we need to make sure members have ample time to digest and discuss the revised project scope in order to make an informed decision. One opportunity/challenge we are faced with is trying to balance between making sure that members have all of the information they need in order to make an informed decision vs. scheduling a member vote thirty days from now so that the project can be completed prior to the pool opening in May. The Board has chosen the path of scheduling the vote in February since we have completed all of the work that can be done until members vote to either approve or not approve the project.

The below schedule explains the process. (This information will also be included in the special meeting notice being distributed January 15-17)

Many thanks go to the renovation committee Tamara Schwartz, Gabe Callol, Carter Stout, David Maxwell and Michael Decroce for their vision, getting the renovation effort started, developing great ideas, and analyzing a long list of land constraints and use options. Without their tireless efforts, we would be painting something vs. potentially upgrading our pool and tennis common area to neighborhood standards.

Many thanks also go to Board members Rebecca Williams, Stephanie Meer, Deb White, Lisa Alexander, Michael Strang, Barbara Halaburt, Libba Picket, Suzette Snell and Nanette Vaughn for working to create a scope of improvements that we believe a broad cross section of our members will support and for reaching out to solicit individual member feedback.

Byrnwyck Progressive Dinner

City of Brookhaven Study

Dear Neighbors, As as member of the Citizens for North DeKalb, I wanted to share with you this press release about a subject of importance to our neighborhood. I am also attaching the executive summary of the report to this email. Rebecca Williams

Press Release Citizens for North DeKalb, Inc. today announced the release of thsibility study for a proposed city of Brookhaven. The study, authored by the University of Georgia’s Carl Vinson Institute of Government, was funded through private donations. The volunteer citizens group is pleased to have reached this important milestone on the path to potentially changing the form of governance for our community.The study, and related material, can be accessed on the organization's website at: www.citizensfornorthdekalb.org/faq.htm

The report provides estimates of revenues and expenditures that a city of Brookhaven, if incorporated, could anticipate. Stan Segal, a spokesperson for the group, said, "I am encouraged by this report. Based on current tax revenues and estimated expenditures, a city of Brookhaven would realize a budget surplus. The feasibility study already reflects a higher level of service than DeKalb County currently provides. The surplus could be used to finance a property tax reduction or a level of service beyond that contemplated in the study, or both."

State Representative Mike Jacobs has scheduled two town hall meetings next week on this issue: Tuesday, Nov. 15th, 7pm at Cross Keys High School, and Thursday, Novl. 17th, 7pm, Montgomery Elementary School.

Byrnwyck Community Supported Agriculture (CSA)

Hello, All -- Happy Fresh-Veggie-Eaters and Wannabes!

The first delivery of the Dillwood Farms CSA arrived. Many people -- including me -- were eatin' good Thursday evening! There's nothing like fresh-picked, pesticide-free veggies and free-range chicken eggs. Yum!

The great thing about the Dillwood Farms CSA is that there is NO subscription fee and you can order as much -- or as little -- as you want of whatever you want from the list of Dillwood Farms' weekly harvest (published online Sunday evening or Monday morning). There is no requirement to order weekly, either. Order as often -- or as infrequently -- as you like. Order whenever and whatever suits you. Dillwood Farms is very flexible -- very different from most CSAs.

Just make sure you have a key to the tennis courts (because it also opens the exterior door to the ladies restroom shower area where the individually bagged orders are left). No key? Check with Barb Halaburt (barbmom2@aol.com).

Ready to order? Then check the Dillwood Farms harvest online on Monday, order by noon on Wednesday and pick up after 4 PM on Thursday.

Our neighbor Sandy Spruill is heading up a wonderful effort to start a CSA group (Community Supported Agriculture) right here in Byrnwyck! SPRING JUNIOR ALTA TEAMS

Several of the girls and boys on current Junior ALTA teams will age up as of this Spring (2012) In hopes of keeping the Junior tennis program viable, we are looking for interested boys ages 10-11 and girls ages 12-13 to play in the spring. Although it seems early to consider this, the roster deadline for the Spring season is in early January!

ALTA age qualifications for the 2012 seasons are as follows: U12 - less than 12 years of age as of January 1, 2012. U14 - less than 14 years of age as of January 1, 2012.

The BCA & the Swim Team are thrilled to offer Byrnwyck & Swim Team Members wireless access at the pool & tennis courts! The hotspot is open access for all to enjoy. A big thank you goes to Marc Schwartz and Suzanne Simpkin for spearheading this initiative.

How to Book a Pool Party

Dear members,

Ah, the beginning of summer and many requests to book a pool party. Just a quick recap to get you started...

Firstly, you must be a paid member in good standing. So, if you have not yet sent in your payment please do so.

Next, check the Byrnwyck calendar on the website to be sure you are not overlapping on any already scheduled club events such as swim team practice, a meet, or a general Byrwnwyck neighborhood event. You can find the calendar under the "general" tab at the top right of the site. Then get your party on the Byrwnwyck books by contacting Lisa Alexander, the BCA secretary. Then, contact Sweetwater to book extra lifeguards. You may not think your party is large enough to warrant an extra guard but remember there are also the normal Byrnwyck members and their guests at the pool. The guards have lots to keep their eyes on in normal conditions.

New Byrnwyck Hardcopy Directory

It’s time for a new neighborhood directory!

While the information on the Byrnwyck website is a great resource, many of you have expressed interest in a hardcopy directory too. Two neighbors, Barb Halaburt and Nanette Vaughn, have stepped forward to lead a committee to create an updated neighborhood directory this spring.

The Byrnwyck website (www.Byrnwyck.org ) will be the base from which we start our directory data collection process. So, in order to get the most accurate and up to date contact information, we need everyone to visit the site and confirm/update your profile information. It is very important that you confirm your email, as that will be our primary source of contact as we progress through the data collection and confirmation process.

We need your help!

Our neighborhood directory has not been updated in about 6 years. I think we can all agree, this is an important neighborhood project!! To get the work done, Barb and Nanette will need the help of 4-5 additional volunteers. Each volunteer will serve as a block captain to collate and confirm data for 15 – 20 homes. This volunteer job can be performed from your home and will only take an hour or two of your time each week for about 4 weeks. We need folks from all sections of the neighborhood.

We are also seeking 1-2 volunteers who can help solicit neighbors and local businesses for sponsorships.

Please consider helping out on this very important task. If you can help with either data collection or sponsorships, please contact Barb Halaburt at barbmom2@aol.com. Remember: many hands make light work! Please pitch in and help if you can.

Update on Renovation Discussions

As we closed the pool season last year, we got robust feedback from the community survey on the facilities. We know there’s always room for improvement, and many of you signed on to be part of the committee to look into how we might make address those concerns. Your Renovation Committee worked hard throughout the off-season, contemplating what we could and should do, taking into consideration a wide array of opportunities and constraints. Hopefully you followed some of the conversation by looking at the meeting minutes posted on the Byrnwyck.org discussion boards.

We focused on the priorities laid out by the survey results, including improving the bathrooms, community space and parking. Much of the discussion focused on how to meet the varying appetites for spending, while coming together with a consensus we can all be proud of. We wrote (and edited, and re-wrote, and edited again . . . ) a detailed Request for Proposals for architects to help us with the project. After screening over a dozen firms and taking four on separate site tours, we settled on one that we feel confident will be a strong partner and guide for our neighborhood.

Your Renovation Committee will be meeting with the architects next week for a first peek at their ideas, and we expect to have significant progress on the planning to report to you by the annual meeting on May 15th. We look forward to sharing ideas with you over the summer!

Survey Results and Next Steps

Thank you so much for your input in the recent Byrnwyck survey. We had incredible participation - almost 100 of you took the time to share your thoughts, suggestions, compliments and concerns. Since there was such interest shown, we wanted to give you an overview of the results and next steps in this e-mail, but also invite you to continue to conversation on our website. Many of you raised important issues that deserve thoughtful discussion, and we've gotten those started on the Byrnwyck.org boards.

RESULTS OVERVIEW

We got a lot of great feedback in the survey, and those results can be seen in full as an Excel file on www.byrnwyck.org in the discussion board topics.

Specifically on the question of upgrades, almost 80% of us want to have some work done on the facilities, but the level of expense people are interested in varies. About 17% want "touch-ups" (up to $50k), 20% want "minor renovation" ($50k - $200k), 18% want "overhaul" ($200k and $400k), and 16% want a "major overhaul" ($400k - $750k). About 6% want a complete first class overhaul of $750k+.

While almost 40% are interested in spending $200k+ on the facilites, we heard from many people concerned about the economy or opposed to any improvements. Since any of these improvements must be voted on and passed by 2/3 of voting members (Inside Byrnwyck), the group of volunteers that has decided to work on this will certainly take everyone's input into consideration as we develop options to present to the community.

Several of you have kindly offered to take part in the process, and we have set our first meeting for this Sunday, September 13th at 8pm at the Starbucks at Johnson Ferry and Ashford Dunwoody. All are welcome.

Byrnwyck Pets

Dear neighbors,

I added a photo album entitled "Byrnwyck Pets" to the website. Go to members and then choose photo albums to find it. I also realized that you do not need to send me a photo. You can upload your own Fido pic. It's very easy. When you get to the photo album page just follow the instructions and put your information in the caption area. Space is a little limited there so just make sure you put the important basics. Of course, if you have a photo editing program you could add info in the picture, too. I encourage all pet owners to add a photo even if you think yours could never get away. I keep a close eye on my two but they have been know to escape and go for an adventure. Usually, to eat the Little's flowers.

If you have any trouble adding the information or feel uncomfortable with it I am happy to assist or do it for you.

I don't know why I didn't think of this before. Well, better late than never.

Empty nester discount

There have been a few questions about the 'Empty Nest' discount. Please be aware that the following is outlined in the BCA bylaws.

If you qualify, please provide the necessary documentation with your paid invoice.

Please note the discount does not apply retroactively.

'A permanent member who executes the member declaration not later than November 1, 2000 shall be eligible for Senior Membership status at any time during their ownership of a Membership Lot upon presentation of evidence to the Board of Directors that : (a) at least one Owner of such Lot is at least fifty-eight (58) years or older; and (b) no person under the age of eighteen (18) years resides in such Owner's dwelling more than six (6) months a year. No other Members shall be eligible for Senior Membership status. The Board shall have the authority to establish fees for Senior Membership as set forth herein.'
